How to Spot a Trustworthy Real Estate Developer in Nigeria (Before You Sign Anything)

Nigeria's property market has produced some incredible success stories. It has also produced some painful ones: buyers who paid deposits on estates that were never built, or received properties that bore no resemblance to what was sold to them.
The difference between those two outcomes often comes down to one thing: how carefully the buyer vetted the developer before signing.
Here's a practical checklist to protect your investment.

Check for Professional Certifications

Any developer worth working with should have certified professionals behind the actual construction. In Nigeria, civil engineers should be registered with the Council for the Regulation of Engineering in Nigeria (COREN). Ask for this, and verify it. A company that hesitates to provide credentials is a company worth walking away from.

At BEVIKS Realty, our MD/CEO and Project Manager are both COREN-certified engineers with decades of hands-on construction and project management experience. While that may look like a brag, it is not: it's accountability, and proof that we have your best interests at heart.

Visit What They've Already Built

A reputable developer will have a portfolio of completed projects you can physically visit, not just renders on a website. Before committing your money, ask to see finished work. Talk to residents if possible. The quality of past projects is your most reliable preview of what you're about to buy into.

Verify Land Title and Legal Documentation

This one is non-negotiable. Ask for the Certificate of Occupancy (C of O) or Governor's Consent, and have a lawyer review it independently. Reputable platforms like NaijaHouses publish guides on understanding land documentation in Nigeria, worth reading before any transaction.

Look for Transparency in Communication

How a developer communicates before you're a client tells you exactly how they'll communicate after. Do they respond promptly? Are they clear about timelines and costs? Do they offer contracts with plain language, or vague agreements weighted in their favour? Trust your instincts… and your lawyer.

Check What Others Are Saying

Online reviews, social media presence, and word of mouth all matter. Search the company name on PropertyPro and Nigeria Property Centre to see how they're perceived in the broader market. Look for patterns, and not just individual reviews.

Ask About After-Sale Support

A developer who disappears after the sale is a red flag. Good developers maintain a relationship with their buyers: providing updates, handling post-completion issues, and treating the transaction as the beginning of a relationship, not the end of one.

At BEVIKS Realty, we put all of this into practice because we know that the Nigerian property market's biggest problem isn't supply - it's trust. We're committed to being a company that earns it.

Building communities. Creating value. Delivering spaces built to last.
